Ridgeside Management Association (RF) NPC is a non profit organisation established by Tongaat Hulett Developments (Pty) Ltd [the primary developer] in 2007. All property owners are members and are bound by the Memorandum of Incorporation and the rules and regulations (which are modified from time to time) with a view to maintaining the high standards expected of a modern sought after precinct.
The core functions of the Association are:
- Control development that is legally and aesthetically acceptable;
- Protect members and enhance their interests;
- Provide and maintain essential services;
- Manage the built and natural environment of Ridgeside
About Us
Located in Umhlanga Ridge, on the north coast of Durban in KwaZulu-Natal, South Africa, Ridgeside is a four-phased development that will effectively link the Umhlanga Ridge to the Umhlanga Rocks village. The site consists of 140ha of land nestled within a rough triangle created by Umhlanga Rocks Drive and two major highways, the M4 and the M41. A ribbon of coastal forest runs along one boundary while a valley dissects the development as a whole. In keeping with the primary developer’s commitment to environmentally sustainable and sensitive developments, this 40ha ribbon will be preserved as green space. The overall development supplements the Umhlanga Ridge Town Centre node and fosters the creation of an integrated, people-centred mixed-use environment. As an extension of the Umhlanga Ridge, Ridgeside will provide an interface with the existing areas of Umhlanga Ridge Town Centre, La Lucia Ridge Office Estate, The Manors, Lower La Lucia and Umhlanga Rocks village.
What We Do
The Association manages the public environment’s centralised services like security, landscape and irrigation, cleaning and litter control, public lighting and others. The Association does not manage the individual buildings within its precinct nor does it unfortunately have the authority to police and/or enforce bylaws and traffic violations. As members of the Association, property owners are bound by the Rules of Association with regards inter alia construction procedures, signage and behaviour.
To achieve this, the Association collects levies from members to pay service providers in respect of the operational requirements of Ridgeside
The direct services of the Association are focused on providing a well maintained and secure precinct. The bigger and underlying purpose of the Association is to play a central role in creating and capacitating an effective community. To achieve its purpose, the Association, under direction of the Board provides a management structure and contracts with service providers in respect of security, landscaping, maintenance, design review [including signage] and administration.
The Board of Directors serves the Association on a voluntary basis.
